Home Sellers 101

Step 1. Done. You have already found a REALTOR who is experienced in marketing, who knows the area, who is competent and honest, offers great service, and genuinely cares about your needs and concerns. A good REALTOR is going to have questions for you about how much time you have to sell, your ideal move-out date, how you want showings coordinated, what the priorities are for you and your family and your finances. Step 2. Comparative Market Analysis. When you are thinking about selling, a good place to begin is finding out the current market value for your property. Step 3. Marketing. Most people begin their shopping for EVERYTHING on the internet. That certainly includes shopping for a home. A website is like one store. Some websites are big stores, some are small stores. Some are on busy highways with lots of traffic(customers). Some are on side streets with very little traffic. Your property is a product. You want that product on the shelves of as many busy stores(websites) as possible. You want prominent placement in those stores so it will get noticed.

Step 4.  Details. From before your property is listed for sale, until some time after closing, there are DETAILS. Measuring every square foot, photographs, notes about your house and your preferences, locating septic permits, covenants, getting all of the details about your property correct for listing and marketing, coordinating showings, reviewing and negotiating offers, coordinating with the lender, appraiser, inspector, termite guy, repair quotes and negotiations, settlement statement.
